Allentown Homeownership Incentive Program

Program Information

How It Works

Through Neighborhood Housing Services of the Lehigh Valley participating employers are offering grants of up to $10,000 to eligible employees who buy a house within a designated downtown neighborhood (see map). The grant will help cover the employee’s down payment, closing costs and renovations. Grant funding is limited and available on a first-come, first-served basis.

Supplemental Programs

Reduced Mortgage Rates!

Participating banks are offering mortgages with reduced closing costs and other benefits to LNYW participants.

Facade-Improvement

The Upside Allentown Program is offering façade-improvement grants of up to $10,000 to eligible downtown homeowners.

Neighborhood Housing Services will walk all interested employees through the LNYW program, helping them find an eligible property, select the best mortgage from a participating bank, apply for a residential façade-improvement grant and schedule their real estate closing.

This grant program is designed to strengthen and stabilize downtown Allentown neighborhoods by increasing homeownership rates. As such, the program is intended for people looking to establish permanent residency in downtown Allentown. As a condition of the program, if the purchased house is sold before five consecutive years of residency by the owner, some reimbursement of the grant will need to be made by the owner. The program is sponsored by participating employers in the City of Allentown’s downtown.

Program Guidelines:

  • Program dollars can be used to subsidize down payments and closing costs for the purchase of owner-occupied houses.
  • If the property remains owner-occupied for at least 5 consecutive years, dollars received from this program are a grant.
  • Applicant must be a full-time employee of a participating employer.
  • Applicant must purchase a home within the designated area.
  • Applicant strongly encouraged to receive Home Ownership Counseling from Neighborhood Housing Services.
  • Participating lenders and settlement companies will be offering reduced closing costs.
  • Private mortgage insurance will be the responsibility of the applicant.
